Types of issues

Type of issues and descriptions

  • Unauthorised land use: A use being operated on the subject land without the necessary approvals 
  • Building work affecting other land
  • Unauthorised cut and/or fill: Altering the natural state of the land by cutting or infilling
  • Dangerous / unsafe buildings or structures: Buildings that pose a safety risk to occupants or the public
  • Overlooking / privacy issue: Structures including dwellings, that infringe on the privacy of neighbouring properties
  • Demolition: Demolishing structures without the necessary approvals
  • Unauthorised development: Construction of structures or development without the necessary approvals
  • Fences and gates: Fences and gates which may not comply. Note: the City only enforces the Fencing Local Law 2008, and not the Dividing Fences Act 1961
  • Unauthorised signage: Installing signs which may not comply with the City’s Local Planning Policy: Signs and Advertising
  • Condition of approval: Development approval subject to conditions are not being complied with
  • Business from home: Operating a business from a residential property without the necessary approvals

The City of Vincent receives a large volume of enquiries to do with planning and building concerns, as well as other matters. We assess and respond to these in the order they are received, or based on urgency and priority.

We base our investigations on evidence, and some matters may take time to resolve.

All personal information is kept confidential and will not be shared with the person or company being investigated.

If your concern is a private (civil) matter—such as a dividing fence issue, damage to private property, or a tenancy dispute—mediation may help you reach a resolution. Mediation and legal advice are available from the Citizens Advice Bureau (08) 9221 5711 or Legal Aid WA (08) 9261 6222, further information can be obtained through the City of Vincent. The Magistrates Court (08) 9425 2222 should be contacted for information about civil legal proceedings. For civil legal proceedings, you can also contact the Magistrates Court on (08) 9425 2222.

Vincent may decide not to investigate complaints that are considered vexatious or made without genuine concern.
