Leederville named top priority location for transit-oriented development

Leederville has been named as the number one location for transit-oriented development (TOD) in Perth by the Property Council WA.

The Property Council released its Transit Precincts: Perth, Get Onboard report this week, which identified Leederville, Cottesloe, Maylands, Bayswater and Burswood as the premier locations for transformative TOD.

Each location was assessed and scored against several factors including housing, movement, amenities, employment and urban ecology.

Leederville, which has a mix of commercial uses and medium to high density, notched the highest score of 377.

According to the report, Leederville had the amenity required to stimulate further higher density development, competitive property values and the potential for more future growth.

The report also called for greater collaboration among all levels of government and suggested exploring financial incentives to attract property investors to TOD projects.

“We welcome the Property Council WA’s report, which named Leederville as the number one location for TOD in Perth,” said Mayor Emma Cole.

“Leederville is Vincent’s only secondary centre.

“It is home to a buzzing town centre with a great mix of restaurants, bars, food stalls, retail shops, a supermarket, a train station, Leederville Oval, office buildings, apartments and residential homes.”

Ms Cole said the Leederville Precinct Structure Plan set a clear vision for Leederville to be a thriving, connected and sustainable local village that showcased and preserved its rich cultural and natural elements.

“The plan prioritises pedestrians, cyclists and public transport users and provides opportunities for high-density development close to the train station, in line with TOD principles,” she said.

“Our new laneway in Electric Lane and the ABN development has added an extra drawcard to Leederville.

“We are also working with a preferred proponent on the future of our two carparks in Leederville, which will see the vision of the Leederville Precinct Structure Plan realised.

“We encourage more high quality, transit-oriented developments that provide more housing options in the heart of Leederville.”
