Medium Density Residential Design Codes

Current Status

The Department of Planning, Lands and Heritage has released the amended R Codes. These will become operational on 10 April 2024. These changes split Volume 1 of the R Codes into Part B and Part C. 

Part B reflects the current R Codes with minor amendments and will apply to Single Houses in areas coded R40 and below, and to grouped dwellings in areas coded R25 and below.

Part C will apply to Grouped Dwellings in areas coded R30 and above and Single Houses in areas coded R50 and above and Multiple Dwellings in areas coded R30 to R60. The Department of Planning, Lands and Heritage website will be updated as more information is released. 

Volume 2 of the R Codes will continue to apply to Multiple Dwelling (apartment) developments on sites coded R80 and above.

Applications lodged today will be assessed under the amended framework.
