Policy changes to improve developments

New builds across Vincent will soon be more green, sustainable and thoughtfully designed, with changes to the City’s Built Form Policy set to improve future developments.

The Built Form Policy ensures all new builds in Vincent reflect our local identity and fit in with the surrounding neighbourhood.

The City has introduced changes to the policy relating to landscaping, setbacks, building design, environmentally sustainable design and the new State planning policy – Apartment Design Guide.

Community members will see more greenery included in new builds, with changes around canopy cover, deep soil areas, tree retention and alterations that impact landscaping.

Deep soil areas will take up 12 per cent of a site, planting areas will cover three per cent and developers will have to keep healthy trees or offset their removal.

Urban Design Studies, which show how a proposed development fits within the context of a neighbourhood, will be submitted by applicants who are looking to build.

Those who want to build apartments will have to apply the recommendations in an environmentally sustainable report that shows they can achieve a high environmental rating.

And we are also seeking an end to blank double garage doors the width of residential lots in our lower density neighbourhood streets.

“The Built Form Policy guides developers, planners and decision makers and helps us create neighbourhoods that reflect the distinct character of Vincent,” said Mayor Emma Cole.

“We have made a few adjustments to the policy so future developments will enhance our streetscapes and neighbourhoods even further.

“It is important that developers understand the context they are building in and help make our City more green and sustainable.

“We want all new developments to improve our urban environment and make it more vibrant and attractive for everyone in the community.”
